Description

The Property Asset Manager will be responsible for managing our extensive Non-Terminal Portfolio looking after a wide range of assets including light industrial facilities, logistics parks, car parks, hangars and hotels that generates in excess of £60m pa. It will expose you to a diverse range of tenants across a varied mixed-use portfolio in a complex operational and commercial environment.

Responsibilities

  • Day-to-Day Property & Asset Management of the Non-Terminal Estate supporting delivery of agreed asset strategies and business plans.
  • Management of Leasehold Estate and Landlord relationships, including liaison, reporting and implementation of agreed commercial positions.
  • Support the delivery of value-add initiatives to protect and enhance rental income, including lettings, renewals and asset initiatives approved through the business planning process.
  • Provide advice on property matters across Heathrow, stakeholders and third parties.
  • Work in conjunction with commercial and engineering colleagues to ensure both Heathrow and Tenant/other Third-Party compliance with all Health & Safety, Fire, Environmental, Energy and Security matters.
  • Responsible for overseeing compliance, repairs and maintenance in accordance with lease terms and Service Charge provisions.
  • Support the design and delivery of near-term capital projects including presenting those cases through capital governance.
  • Work with Third Party property advisers where necessary including Heathrow’s investment property valuers and managing external auditor queries.

Qualifications

  • MRICS/Assoc RICS qualification.
  • Strong relationship management and stakeholder engagement with a customer focus 
  • Financially literate and confident with commercial negotiation with a proven financial track record
  • Good knowledge of all relevant legislation (Landlord & Tenant, Health & Safety)
  • Strong working understanding of operational estates, contractual procedures, H&S and experience working with multi-disciplinary technical teams.
  • Strong working knowledge of building structures and building management principles.
  • Full and valid UK driving licence
