What You’ll Be DoingIn this pivotal role, you will oversee multiple concurrent Capital Replacement projects, focusing on the replacement and upgrade of critical assets such as HVAC systems, lifts, and roofing. You will lead compliance remediation programs and ensure all assets meet regulatory standards. Your responsibilities will encompass the full project lifecycle—from initial scoping and feasibility through to delivery and handover—while operating within live retail environments to minimise disruption and maintain a seamless customer experience.
The role will be remote with national coverage of projects including all of the UK & Ireland. Attendance at D90 Support Office would be required on an agreed frequency.
Key Responsibilities- Manage a portfolio of Asset Replacement and Compliance Remediation projects, varying in value, scope, and complexity.
- Plan, coordinate, and oversee projects from initiation through to completion, ensuring effective and controlled delivery.
- Deliver all projects on time, within budget, and in line with agreed scope and quality standards.
- Engage and collaborate with internal stakeholders across Property, Operations, Finance, and Store teams to ensure alignment and minimal disruption to trading.
- Manage and coordinate external contractors, consultants, and suppliers to drive performance and ensure successful project outcomes.
- Monitor project progress, budgets, risks, and issues, implementing timely mitigation to maintain delivery.
- Ensure all projects comply with relevant regulations and are delivered in line with the Golden Path for Building Control.
- Provide clear, accurate reporting and regular updates to senior stakeholders on overall program performance.
What You’ll Need to Have (Our Must-Haves)- Proven ability to manage multiple concurrent projects across varying values and complexity, delivering to time, cost, and quality expectations.
- Strong planning, scheduling, and coordination skills, with experience managing full project lifecycles in refurbishment or asset replacement programs.
- Solid background in construction, refurbishment, or building services (e.g., HVAC, roofing, lifts), with an understanding of how these systems integrate within operational buildings.
- Ability to interpret technical drawings, specifications, and scopes of work to ensure accurate delivery.
- Strong working knowledge of CDM Regulations (2015), including roles and responsibilities of Client, Principal Designer, and Principal Contractor.
- Proven experience using project management tools to produce accurate project performance data and insights.
- Experience ensuring safe delivery within live environments, including risk management, method statements, and contractor compliance.
- Experience managing Building Control applications and approvals, ensuring works comply with statutory requirements and internal governance processes (e.g., Golden Path).
- Understanding of planning permissions, building regulations, and compliance documentation required for refurbishment and replacement works.
- Awareness and practical experience managing key building-related risks, including Asbestos, RAAC, Structural Risks, and Fire separation.
- Strong communication and influencing skills, with the ability to engage internal stakeholders and manage external consultants and contractors.
- Experience working with preferred supply chains and driving performance through clear expectations and accountability.
- Experience delivering projects within live, customer-facing environments, focusing on minimising disruption and maintaining operational continuity.
- Project Management Qualifications: PRINCE2 (Practitioner preferred), APM Project Management Qualification (PMQ) or equivalent, PMP (Project Management Professional) – desirable.
